Scope of
Services
The construction phase will commence with the awarding of the initial
construction contract. Services to be provided by J. Schwartz LLC
will be as follows:
 Provide
all necessary site supervision
Establish
a site office and staff for the administration and management of
the work
Establish
safety procedures
Establish
access, egress, and delivery systems
Manage
site meetings
Prepare
and distribute meeting minutes as required
Review
and coordinate shop drawings with design professionals (as specified
in the contract documents)
Coordinate
the different trade contractor work schedules and deliveries
Supervise
the work of the contractors
Advise
the owner regarding change costs
Revise
and update the anticipated costs and construction costs as necessary
Guard
the owner against defects and deficiencies in the work
Coordinate
inspections and testing of the work, utilities, systems and equipment
Record
the progress of the project, including logs and progress reports
Consult
with the architect in determining when work on the project is substantially
complete as required
Assist
the architect in conduction final inspections
Advise
the owner on final payments
Secure
and deliver to the owner, guarantees, releases, waivers, records,
manuals, keys, etc. (as required)
Coordinate
and obtain Certificate of Occupancy
Prepare
monthly requisitions to the owner
Disbursement
of contractor and supplier payments
Coordinate
punch-lists with owner and all subcontractors to insure completeness
of project
Provide
warranty service
